A first-time buyer wants to know what they'll need and whether they'll be laughed at. A landlord wants numbers. A remortgage wants it done by Thursday. The site should sort them before you pick up the phone.

2002

Paper fact-finds and Yellow Pages

Leads came from the branch, the estate agent and the phone book. A website was a brochure with a "contact us" page, if you had one at all.

2004

The FCA takes over mortgages

Regulation lands on advice and promotions. "Your home may be repossessed" appears on everything, and half the industry's websites quietly become non-compliant overnight.

2008

The crash

Lenders vanish, criteria tighten, self-cert dies. The brokers who survived were the ones who could source and explain quickly. Speed became a skill, not a luxury.

2014

MMR, then the comparison sites

Affordability rules rewrite the conversation. Meanwhile aggregators start eating the top of Google, and a broker's site has to earn its traffic or lose it.

2018

GDPR and the WhatsApp era

Clients move to messaging. Consent, privacy and data handling become part of the website's job, not a policy page nobody reads.

2023

Consumer Duty

Good outcomes, plain language, evidence. The website is now the first thing a client sees and the first thing a regulator can read. Clarity is a compliance requirement.

2026

AI does the admin

Document checks, fact-find intake, keying sheets and suitability drafts can be automated. We run our own brokerage this way. The website is the front door to all of it, and it's what we build for you.

These are the things that get broker sites bounced by a network or flagged in a file review. Every one is handled as standard, and we send a promotions pack with the build so your compliance team can sign it off in one sitting.

Status disclosure

Correct AR or DA wording, your network's legal name and FCA number, and the "regulated by the Financial Conduct Authority" line where it needs to be. Different for ARs and DAs; we build the right one.

Risk warnings

"Your home may be repossessed if you do not keep up repayments on your mortgage" prominent on every relevant page, plus the debt-consolidation and buy-to-let warnings where they apply, in a size people can actually read.

Fee wording

Fee statements that match your fee agreement and the typical-fee examples your network expects. No "free advice" claims that aren't true, no hidden "may charge" mumbling.

Fair, clear, not misleading

No "guaranteed", no "best rates", no "we beat any deal". Balanced language on rates and outcomes, and representative examples where a rate is shown.

Consumer Duty plain English

Copy written for the client who has never done this before. What happens, what it costs, what they need to send, in that order.

Complaints, privacy, cookies

A proper complaints page with the Financial Ombudsman route, a privacy policy that reflects how you actually handle data, ICO registration, and a cookie notice that does what it says.

Calculators with caveats

Borrowing and repayment calculators that make it clear they are indicative, not an offer, and that hand the user to you rather than pretending to be a decision.

Records

Every version of every page and promotion kept, dated, so a file review or a network audit can see what was live and when.

Will my network approve the site?

Every build is written to MCOB financial-promotion rules and Consumer Duty expectations, with the status disclosure, risk warnings and fee wording networks expect. You get a promotions pack so sign-off is quick. We have been through the process ourselves, more than once.

Do you work with ARs and DAs?

Both. The disclosure wording differs and we build the right version for your status. If you move network, updating it is a care-plan edit, not a rebuild.

Can it connect to my CRM?

Enquiries can land in your inbox, WhatsApp, Trello, Slack, a spreadsheet or a CRM. If it has a webhook or an API, we can feed it. If it doesn't, we'll tell you.

I'm with a network that provides a template site. Why change?
